Includes the complete inspection, infrared thermal imaging, drone roof survey where required, gas and carbon monoxide testing, the same-day report, and the follow-up call.

Pricing questions
Before you ask
Because time on site is. A 4,500 square foot house has more roof, more rooms, more fixtures and usually more systems than a 1,400 square foot one, and inspecting it properly takes longer. Pricing by size is the most honest way we have found to match the fee to the work.
No. The adjustments above are the only things that change the base price, and we confirm the exact total in writing before you book. You will never receive an invoice with a line on it that we did not discuss first.
At or before the inspection. We accept card, bank transfer and cheque. The report is released once payment clears, which is normally the same day.
Yes. If you are inspecting multiple properties or have used us before, call us and we will work something out. We would rather do that on the phone than publish a scheme that does not fit your situation.
Tell us as soon as you know and there is no charge. Deals move, closings slip and sellers change their minds — we build that into how we schedule.
