Municipal inspections confirm that a house meets minimum code at a handful of checkpoints. They are not a quality review, they are not on your side of the table, and they take minutes, not hours.

We inspect new builds the way we inspect hundred-year-old houses: slowly, and with the assumption that something got missed. On a busy site with a dozen trades, something usually did — a missing joist hanger, a bath fan venting into the attic, a supply line stapled through, flashing that stops short.

Caught before drywall, most of these take a carpenter twenty minutes. Caught after you move in, they take a claim, a dispute and a ceiling.

What each of the three visits covers

Book them individually or as a package — most clients do all three, and the package price is lower than three separate visits.

Why it matters

Why three visits instead of one

Pre-drywall is the only chance

Two thirds of what we find in a new build is invisible once the walls close. This visit is the highest-value inspection you will ever buy.

Final, before you sign anything

The walk-through the builder schedules is a demonstration. Ours is an inspection. They are not the same activity.

The 11-month deadline is real

Most builder warranties run twelve months and end abruptly. An inspection at month eleven turns a list of annoyances into a covered claim.

New construction — common questions

Almost always, yes — and a builder who resists has told you something useful. Give them notice, keep it professional, and we will coordinate directly with the site supervisor. We are there to document the house, not to argue with trades.

After rough electrical, plumbing and HVAC are complete and inspected, but before insulation and drywall. That window is often only a few days, so tell us your framing schedule early and we will hold the slot.

We have never inspected a new house with zero findings. Most reports run to twenty or thirty items, and the builder fixes nearly all of them at no cost to you because they are still on site with the right trades.
